The primary purpose for the comprehensive plan is to provide guidelines and policies for use by public officials and the private sector whose decisions may affect existing and/or future uses of the land and resources within the County planning area. This document is intended to promote orderly growth and development within Kimball County.


The comprehensive plan provides a general analysis of the needs of Kimball County and its residents, particularly as they relate to existing and future uses of the land. In doing so, the plan evaluates past trends in several subject

areas and attempts to project in what manner changes will occur years into the future. Primary emphasis is placed upon how these trends might impact physical growth and development within the county and the identification of policies needed to direct that change.

Zoning Regulations


Zoning is the tool used to implement the Comprehensive Plan. Zoning works by regulating how land may be used. Its name derives from dividing the county into zones (also called districts). Certain land uses are permitted in each district according to specific standards.


Regulations are established to carry out general and specific purposes.

Zoning Regulations consist of two parts – the text and the map. The text sets out the purposes, use and regulations for the county and each district and the standards for conditional uses. The map graphically depicts the location of the zoning districts within the county.


Assistance


In order to carry out the purpose and intent of the Zoning & Subdivision Regulations, applications assist the Planning Commission and the Board of Commissioners.


The Zoning Administrator can help in completing the appropriate application. All fees are established by the Board of Commissioners.



PLANNING COMMISSION


The Kimball County Planning Commission consists of 7 members. The Planning Commission provides a key forum for discussion and debate in the planning and development processes. These members have extensive

knowledge of the physical and economic conditions of the county.


The Planning Commission’s regularly scheduled meeting date is the third Monday of each month or at the call of the Zoning Administrator.
